What the buyer intake form collects
The form captures your buy box in plain terms: target markets (states, counties, or cities), lot type and size range, utility and access requirements, price range, entitlement tolerance, and your acquisition timeline. The more specific your criteria, the more useful the matching tends to be — but broad criteria are welcome too.
You'll also share contact details so we can reach you when a lot fits. SMS updates are optional: a separate, unchecked-by-default consent box controls text messages, and you can join the list without opting in to texting.
How matching works
When a property comes in through our seller review pipeline, we compare it against the buy boxes on file — market, size, utilities, access, price band, and timing. Lots that appear to fit your criteria may be shared with you directly, often before they're marketed anywhere else.
Matching is a starting point, not a guarantee. Every opportunity still requires your own due diligence — zoning verification, surveys, environmental review, and title work with qualified professionals — before any purchase decision.
What being on the list means
Joining the list is free and creates no obligation to buy anything. It simply means we understand what you're looking for and can reach out when something appears to fit. You can ask to update your criteria or be removed from the list at any time.
We don't sell or share your buy box or contact information with third parties for their own marketing. Your criteria are used to match you with opportunities through Landmark United LLC's review process.
Who the list is built for
Production builders looking for finished or raw lots in specific submarkets, custom builders seeking infill or acreage parcels, and investors evaluating land opportunities all use the list differently. The intake form lets you describe your model so the opportunities you hear about are actually relevant to how you build or buy.
Practical examples
- A production builder targeting half-acre infill lots in Clark County — the buy box narrows alerts to that profile.
- A custom home builder open to raw acreage with well and septic — utility tolerance is captured up front.
- An investor watching two specific counties — market criteria keep outreach focused and infrequent.

What this guidance is based on
This page is general educational information, prepared with the following types of sources and considerations in mind. It is not legal, engineering, surveying, or tax advice, and it does not describe any specific parcel.
- Zoning & entitlement context — county and municipal code categories International Code Council (opens in a new tab)
- Utilities & infrastructure — availability and service-requirement considerations USDA Rural Development — utilities programs (opens in a new tab)
- Access & topography — road access, easements, and site constraints USGS — The National Map (opens in a new tab)
- Parcel data — assessor records, APN lookups, and GIS mapping USA.gov — find your county assessor's office (opens in a new tab)

- Market pricing context — how comparable land is generally evaluated USDA Economic Research Service — land values (opens in a new tab)
Links go to external government and industry references for general background. Because land rules vary by city, county, state, and parcel, any of these items should be verified with the relevant county office or a qualified professional before you rely on them.
Frequently asked questions
Does joining the buyer list cost anything or obligate me to buy?
No. Joining is free and creates no obligation to purchase. It simply tells us what you're looking for so we can reach out when a lot appears to fit your criteria. You can update your buy box or ask to be removed at any time.
How specific does my buy box need to be?
Specific criteria — markets, lot size, utilities, access, price range, timeline — tend to produce the most useful matching, but broad criteria are welcome too. The intake form lets you describe your model in plain terms.
Does a matched lot mean it's ready to buy?
No. Matching is a starting point, not a guarantee. Every opportunity still requires your own due diligence — zoning verification, surveys, environmental review, and title work with qualified professionals — before any purchase decision.
Will I get texted every time a lot comes in?
Only if you choose to opt in. SMS alerts are controlled by a separate consent checkbox that is unchecked by default, and you can join the list without opting in to texting.
Is my buy box shared with other companies?
No. We do not sell or share your criteria or contact information with third parties for their own marketing. Your buy box is used to match you with opportunities through our review process.
